you are going to need a whole lot of help to get your deals closed and this is
our proposal to you:

We will help in calculating if deal is doable. We understand
what it takes to service debt and we make sure the numbers make sense.

We can negotiate with the seller on your behalf also.

We will Arrange for financing, of course this is our primary
job.

We can arrange for you to have cash in your pocket for
working capital. We can try to make sure that if there is a need for funds for
repairs, upgrades or anything that you may need, that it is covered by the
seller from the loan proceeds.

How to get started: You need to locate a property
that has equity. You will then need to contact us to help you evaluate and
structure the deal. We can also help with that for a small fee of $2,500.
CONSULTING FEES: This fee is so that we can take the time to properly construct your deal.
If for any reason this deal does not work we can apply the fees you already paid
to another deal and you do not have to pay again.
We will work with you on a one time fee until you close a deal. All you have to
do is find the properties and we will help you.
Key things to know before you get started:
1. You need to have experience or know someone you can bring on board your
company with real estate experience running the size project you plan on
taking on and okay credit to be the front person in your company. This person
will have to have a resume prepared showing experience. They should have good
credit as this will help with the rates.
2. You must have access to some working capital to get the deals done because
you will have to pay for: Appraisals, good faith deposits, inspections, surveys,
lender's commitment fee. That can run into the thousands.
